According to Spencer and Tunde a couple of weeks back this was suppose to a three fight deal with these exact fights culminating with Fury.
For some reason it's changed or the car salesman isn't willing to discuss Fury...
How could Fury be part of the deal if he's retired and hasn't put his name to it?
And why would Fury sign to fight Joshua after 2 fights that he might lose? (esp. the Anderson fight)
Because Fury is a coward and willing to sit on the sidelines whilst AJ takes more damage, AJ will likely win both fights but take a fair bit of stick in them.
P.S. Truthfully probably juice in the meantime because he won't be tested whilst "retired".

Ajs the money first coward (as you put it) who blocked fighting Wilder & Fury with money & contracts.
Fury, Wilder, and Dubois rematch. That's the only interesting fights left for AJ.
0 and 3 for those. Joshua would surely "roll the dice" for Fury, and of those 3 that's his best chance to not get splattered. But against even the ancient Wilder and younger Dubois, Joshua would surely freeze up and get caught.
Seeing that AJ is coming off what was a devastating loss, a fight against either Anderson or Whyte would make sense for him, although I had no idea Whyte was still active. And Anderson, well, Anderson is Anderson, I am not even sure we will see him fight again.
But the truth is that AJ has been damaged goods, especially mentally damaged, for a long time. I would be very surprised if he became a champion again.
