I actually follow the market very closely. I personally know someone who owns 1 gas station, and he does extremely well for himself. Reason? Although prices are sky high, demand has not fallen. As a matter of fact, this same guy just purchased 6 buildings across the street from his station, and is converting them into condo's. He has a multimillion dollar house out on L.I, and drives a Lambo Murcialago, S550 AMG, and a fully customized Hummer. All this off of 1 gas station.

1) 1 gas station could not generate enough capital for everything you listed....the money came from somewhere else

2) demand has fallen. People can't afford it so they find others ways around it. I can barely find room on the train in morning because everybody takes that to work now.

U can call B.S all u want. I know this for a fact. He has been a friend of the family for over 20yrs. He's owned this 1 station for 12yrs, and used that money to invest into real estate.

Hella people still drive though and if demand wasn't up the prices wouldn't be either.
Gas companys have recorded record profits and gas stations and their owners are getting kicked down some of this profit as well.. **** I wished I owned a gas station.
People NEED it.. it's not a if and or but.. They NEED it. We don't have a subway or train here in Vegas.. unless you want to be sitting in 110 degree weather for the bus to come your ass is driving!
