City encourages the scam because they get their cut with every transaction.

The capital gains cut could have been a positive marco tool but it needed to be limited to actual production companies, not paper capital and certainly not our homes. That's why the Clinton-Gingrich designed 'tax credit' system worked in the '90s.
They should have left our homes out if it . . . kept it the way it was: sell one home tax free, try to sell a second and third and you got ****d by the tax.
For 60 years Congress kept our homes away from the speculators with that system and then came with W Bush the classic conservative 'tax cut' ******ity yet one more time.

Unless of course you were speaking of the Savings and Loan collapse of the late '80s. Then of course we have to talk about the really ****** Reagan Commercial Proprty tax cut that front loaded bonus pay for lenders and encouraged massive bank loans into a market not in need of that much commercial construction growth.
My home, South Florida by the end of the '80s was spotted with empty strip malls, construction motivated by the quick profits the construction brought via the tax cut incentives, but the long term merchant renters never actually existed, so the malls stayed empty and down went the banks. In the end we had to use local tax dollars to tear down the empty malls, they were filling with homeless and ****.
We got to pay twice for that ******ly designed tax cut: first we had to use FICA dollars to cover the bank losses and then pay again to get rid of the useless construction.
Your home state Texas got left with multiple half filled high rise office buildings and a collapsed banking system . . . that your State licenced insurance companies couldn't cover and so the whole thing got dumped on the FDIC even though those Texas banks never paid into the system.
I had to pay out of my pocket to bail out Texas States Rights! LMAO
Rugged individualists my butt, that State never doesn't have its hand out for federal dollars.
See historically speaking there is a simple maxim to understanding American bank failures, first identify the poorly thought out ********** tax cut that preceded it.
