$5m, with the fight on Sky Box Office in the UK (plus the gate revenue for a big fight, at either a football stadium or the O2) and aired on Showtime International in the US (possibly paired with Santa Cruz-Frampton from Barclays Center in NY or the MGM Grand in Las Vegas, for a day/night broadcast), isn't all that bad of a deal, tbf.
Kell Brook isn't as big a star as Anthony Joshua is at this point, but he does come to the table with a good amount of starpower in his own right (Brook-Gavin, an admittedly stacked show, was said to have done 400k PPV buys on Box Office).
Doing the conversion, Eddie Hearn is talking about Martin-Joshua doing ~$20m on PPV alone (and that's before figuring the gate, sponsors, etc). Brook-Garcia doing half the business isn't super outlandish.
