Stadiums have, at best, no impact on the economy of a city and at worst a negative one, yet the NFL demands zillions of dollars in taxpayer money to stay in a city. They get away with this because voters like having teams, so city officials are under a lot of pressure to concede to the NFL's demands.
The NFL and team owners will declare well-kept but older stadiums are too economically inefficient... which is another way of saying that older stadiums don't have enough luxury boxes and suites that they can charge crazy money for, and that the seats are too wide/comfortably spaced, and demand that the city build them a new stadium on the taxpayer's dime, even if there are no actual issues with the stadium. Most famous example of this is in Cincinnati, where the stadium has been an albatross over the city's neck financially, and the NFL was demanding a contract provision that the city pay them reverse rent.... that's right... pay them millions monthly just to play there.
The 49ers got SC taxpayers to pay them something like 800 million dollars to play in their city. The city of SF tried to negotiate the building a new stadium in candlestick park, but they weren't going anywhere near those numbers.
