Now that I'm doing the job, I don't like to talk about it for some reason. It's alot different than I thought it would be, but I'm making better money than I've ever made. I don't think I could do it long term though, I want to punch people in the face numerous times every day. My boss, other brokers, the guys that come in from the million different brokerages we deal with. We deal with mostly refies so once rates start going up, I'll probably have to pursue other employment. The hours are way to long for me too, I want to be able to work out and train and between work and family I have no extra time.

To make a long story short, it sucks, but it's paying the bills.

don't worry about other brokers. as long as you remember that 90% of your competition are completely ****in clueless (which is true) then you'll always stay on top.

and that's also the same reason why a lot of your clients act so ****ty. statistically, doing a mortgage is the 2nd most stressful activity that people go through, next to going to the dentist. we're right up there with people getting their teeth ripped out.

don't worry about the rates. don't sell rates. sell benefits and then you won't be dependent on rate falls. work for referals too man. everytime you get off the phone w/ a new client, send em out business cards with a little hand written thank-you card telling them that you look forward to working with em- even if you can't do the loan at the time.
get an appraisal in? mail out your cards to all of the homeowners on the comparable list, telling em what type of value that your appraiser marked em in. they just moved in so, if they're thinking of doing something, you'll be the first they call.
if there are ever 3rd parties involved in your **** (agents, lawyers, whoever) then go outta yer way to introduce yerself. people don't do that **** and most people are happy when you tell them that you definetely appreciate their referals.

within a year you should get tons of referal business and then it won't matter where the rates go. hang in there bro. if you ever have questions on **** then feel free to pm me anytime.
