you have to have rental history for awhile for it to count as income. you can, however, use stated wages to qualify as long as your credit's good.

4years of college rent is all i have on rental history, my credit is pretty good, ill just apply and see what happens, the amount i get determines where i live

no but what i'm saying is that if you want YOUR potential tenants rents to count towards income for YOU then they have to have been renting for awhile in that subject property. plus it has to be classified as more than one unit for rents to count.

3 major elements to an approved loan:
-credit
-down payment/equity
-income vs. bills and potential loan amount

a good way to prequalify yourself is to ask yourself where you stand in all 3 of those. if you're weak in one area then you better be strong in another.

yeah my bills and income is cool, and the down payment is coming, ill just have to wait a few months.
